With 500+ inches of snowfall and counting this season, we are bracing for the impact that this wondrous winter may deliver as the temperatures warm up and spring approaches. Below are the precautions that you and/or your property managers should take in preparation for what could be a significant spring melt.
Roof leaks: The warmer temps will set the freeze / thaw cycle of snow and ice on the roofs into motion which may lead to the formation (or growth) of ice dams. An ice dam is a ridge of ice that forms on a roof (or in a gutter) and prevents melting snow from draining off the roof. The water that backs up behind the ice dam can leak into the home and cause damage to the ceiling, walls, and flooring. You will want to consult with a licensed roofing company that you trust to troubleshoot problem areas and remove snow and ice dams, if advisable.
It is very important that you use a licensed and insured contractor and that they do not use metal shovels, axes, or other tools that could cause damage to the roof shingles.
Sump pumps and water monitors: We are anticipating large amounts of runoff this spring and a higher water table than we’ve seen in years which may result in water getting into your unit from the sump pit and foundation walls. If you are concerned with water seeping into your basements/crawl spaces, or if you have experienced such water infiltration in previous years, it would be advisable for you have a licensed plumber install a sump pump.
In addition, you can install WIFI-enabled water leak detectors in the low lying areas of your unit which can send instant alerts to your mobile device when water is detected.
Property inspections: We recommend checking (or having your property manager check) your unit daily for signs of water instruction so that you can respond before significant damage occurs.
